- Category 1 Water (Clean Water)
- Water from a sanitary source, such as a broken supply line or overflowing sink, that poses no substantial risk if promptly removed. Can degrade into Category 2 or 3 if left untreated.
- Category 2 Water (Gray Water)
- Water with a significant contamination level that could cause discomfort or illness, such as discharge from a washing machine, dishwasher, or toilet (urine only, no feces).
- Category 3 Water (Black Water)
- Grossly contaminated water containing pathogenic agents, such as sewage backup, floodwater from rivers, or water that has been standing long enough to support microbial growth.
- IICRC S500
- The Institute of Inspection, Cleaning and Restoration Certification's Standard for Professional Water Damage Restoration — the industry benchmark for extraction, drying, and monitoring procedures.
- Structural Drying
- The process of using dehumidifiers and air movers to remove residual moisture from a building's framing, subfloor, drywall, and insulation after standing water has been extracted.
- Moisture Mapping
- Using moisture meters and thermal imaging to document the extent and location of water intrusion within building materials before and during drying.
- LGR Dehumidifier
- A Low-Grain Refrigerant dehumidifier, a commercial-grade unit capable of extracting moisture from air even in cooler, lower-humidity conditions common during structural drying.
- Flood Cut
- The practice of removing drywall in a straight line at a set height (typically 12–24 inches above the waterline) to remove all wet material and allow wall cavities to dry.
- Hydrostatic Pressure
- Pressure exerted by groundwater against a foundation wall or floor, which can force water through cracks and porous concrete even without visible surface flooding.
- Antimicrobial Treatment
- An EPA-registered solution applied to structural materials after water extraction to inhibit mold and bacterial growth during the drying process.
- Sump Pump
- A pump installed in a basement or crawlspace pit designed to remove accumulated groundwater and direct it away from the foundation before it can flood the space.
- Water Damage Mitigation
- The immediate actions taken to stop and limit water damage — extraction, drying, and securing the property — as distinct from full restoration or reconstruction.
- Psychrometry
- The study of the physical properties of air and water vapor mixtures. Restoration technicians apply psychrometric principles to calculate humidity, dew point, and drying potential when planning a structural drying strategy.
- Dew Point
- The temperature at which air becomes fully saturated with water vapor and condensation begins to form. Technicians monitor dew point relative to surface temperatures to avoid secondary condensation damage during drying.
- Relative Humidity (RH)
- The amount of water vapor present in the air, expressed as a percentage of the maximum amount the air could hold at that temperature. Tracking RH over time is one of the primary ways drying progress is measured and documented.
- Vapor Barrier
- A material, such as polyethylene sheeting, installed within a wall, floor, or ceiling assembly to reduce the diffusion of water vapor from one side to the other.
- Air Mover
- A high-velocity fan positioned to move large volumes of air across wet surfaces, accelerating evaporation by continually replacing the humid air layer sitting against the material.
- Axial Fan
- An air mover design in which air flows in a straight path parallel to the fan blades, producing high-volume airflow well suited to drying open floor areas.
- Centrifugal Air Mover
- An air mover that pulls air in and expels it at a right angle through a narrower opening, producing a more focused, higher-velocity airstream useful for directing airflow into corners, wall cavities, or confined spaces.
- Desiccant Dehumidifier
- A dehumidifier that removes moisture from air using a hygroscopic (moisture-absorbing) material rather than refrigeration. Desiccant units remain effective at low temperatures where refrigerant dehumidifiers lose efficiency.
- Refrigerant Dehumidifier
- A dehumidifier that cools incoming air below its dew point to condense out moisture, then reheats and releases the drier air back into the room. The most common dehumidifier type used in residential structural drying.
- Negative Air Pressure
- An air pressure differential created with an exhaust fan so that air flows into a work area rather than out of it, helping to keep contaminants, dust, or mold spores contained during remediation.
- Thermal Imaging Camera
- A device that detects infrared radiation to display surface temperature differences, helping technicians spot patterns consistent with moisture, missed wet materials, or hidden leaks that are not visible to the naked eye.
- Penetrating Moisture Meter
- A moisture meter that uses small pins inserted into a material to measure moisture content based on electrical resistance between the pins.
- Non-Penetrating Moisture Meter
- A moisture meter that scans a material's surface using electromagnetic or capacitance signals to detect elevated moisture without puncturing the material, useful for finished surfaces where pin holes are undesirable.
- Equilibrium Moisture Content (EMC)
- The moisture level a material settles at when it is neither gaining nor losing moisture relative to the surrounding air, based on the ambient temperature and relative humidity. EMC helps establish a realistic drying goal for a given material.
- Class 1 Water Loss
- An IICRC drying classification describing the least amount of water absorption and evaporation load, typically affecting only part of a room with little or no wicking into surrounding materials.
- Class 2 Water Loss
- An IICRC drying classification describing a water loss that affects an entire room, with moisture wicking up walls and saturating carpet and cushion, and a faster evaporation rate than a Class 1 loss.
- Class 3 Water Loss
- An IICRC drying classification describing the greatest amount of water absorption, typically from water intrusion from overhead that saturates walls, ceilings, insulation, and flooring throughout the area.
- Class 4 Water Loss
- An IICRC drying classification for specialty situations involving low-porosity or low-permeance materials — such as hardwood, plaster, brick, concrete, or stone — that hold moisture deep within the material and require longer drying times and specialized methods.
- Subfloor
- The structural layer of a floor system, typically plywood or oriented strand board (OSB), installed over the floor joists and beneath the finished flooring. Subfloor is prone to swelling, delamination, and mold growth when saturated.
- Sheathing
- The structural panel material, usually plywood or OSB, fastened over roof, wall, or floor framing to provide rigidity and a base for finish materials such as siding, roofing, or flooring.
- Sill Plate
- The horizontal, often pressure-treated lumber member anchored to the top of a foundation wall that supports the floor joists or wall studs above it. It is frequently the first framing member affected by basement or crawlspace flooding.
- Efflorescence
- A white, powdery mineral deposit that forms on concrete or masonry surfaces as water evaporates and leaves behind dissolved salts. Its presence often indicates past or ongoing moisture movement through the material.
- Delamination
- The separation of bonded layers within a material — such as plywood, laminate flooring, or countertop substrate — caused by prolonged exposure to moisture that breaks down the adhesive bond.
- Cupping
- A wood flooring defect in which the edges of individual planks rise higher than their centers, typically caused by the underside of the wood absorbing more moisture than the top surface.
- Buckling
- A severe flooring defect in which planks separate from the subfloor and lift upward, generally indicating prolonged or significant water exposure beyond what cupping alone would suggest.
- Wicking
- The capillary action by which water is drawn upward into porous materials, such as drywall, baseboards, or carpet padding, carrying moisture well above the original waterline.
- Porous Material
- A material, such as carpet padding, upholstery, or fibrous insulation, with a structure that readily absorbs water. Porous materials are often difficult or uneconomical to dry fully in place and frequently require removal.
- Semi-Porous Material
- A material, such as structural framing lumber, drywall, or concrete, that absorbs water more slowly than a porous material and can typically be dried in place with sufficient time and equipment.
- Non-Porous Material
- A material, such as glass, metal, or solid plastic, that does not absorb water and can typically be dried through simple wiping or surface air movement.
- Drywall Wicking
- The upward capillary movement of water into gypsum wallboard from a wet floor or baseboard, which can weaken the paper facing and gypsum core well above the visible waterline, sometimes requiring a flood cut.
- Mycotoxin
- A toxic compound produced by certain species of mold that can pose health risks if inhaled, ingested, or contacted. Their potential presence is a key reason prompt drying is recommended after water intrusion.
- Mold Remediation
- The process of identifying, containing, removing, and cleaning mold-contaminated materials, followed by verification that mold levels in the work area have been returned to an acceptable, normal condition.
- Biocide
- An antimicrobial chemical agent applied to affected surfaces to kill or control mold, bacteria, and other microorganisms during remediation.
- HEPA Filtration
- The use of High-Efficiency Particulate Air filters, capable of capturing at least 99.97% of particles as small as 0.3 microns, in vacuums and air scrubbers used during mold remediation and dust containment.
- Air Scrubber
- A portable filtration unit, typically fitted with HEPA filters, that draws in contaminated air and exhausts cleaner air, reducing airborne mold spores, dust, and odors during restoration work.
- Spore Trap Sampling
- An air sampling method in which airborne mold spores are collected on a sticky slide or cassette for laboratory analysis, used to assess indoor air quality before, during, or after remediation.
- Post-Remediation Verification (PRV)
- An independent assessment — often including a visual inspection and air or surface sampling — performed after mold remediation to confirm that the work area meets acceptable clearance criteria.
- Actual Cash Value (ACV)
- An insurance reimbursement basis calculated as the replacement cost of damaged property minus depreciation, resulting in a lower payout than replacement cost coverage would provide.
- Replacement Cost Value (RCV)
- An insurance reimbursement basis calculated as the cost to repair or replace damaged property with new materials of similar kind and quality, without a deduction for depreciation.
- Deductible
- The portion of a covered loss that a policyholder must pay out of pocket before their insurance coverage applies to the remainder of the claim.
- Sublimit
- A cap within an insurance policy that limits coverage for a specific type of loss, such as mold remediation or sewer backup, to an amount lower than the policy's overall limit.
- Sewer Backup Rider
- An optional insurance endorsement that adds coverage for damage caused by sewage or drain backups, a peril typically excluded from standard homeowners policies.
- Proof of Loss
- A formal, signed statement submitted by a policyholder to their insurer detailing the cause, extent, and value of a covered loss.
- Scope of Work
- An itemized, written description of the specific mitigation, demolition, or repair tasks and materials required to restore a property, used to estimate costs and guide the restoration project.
- Xactimate
- Estimating software widely used across the insurance and restoration industries to generate line-item pricing for mitigation, repair, and reconstruction work.
- Adjuster
- An insurance company representative — or, in some cases, an independent or public adjuster hired by the policyholder — responsible for investigating a claim and determining the amount the insurer will pay.
- Duty to Mitigate
- A policyholder's obligation, found in most property insurance policies, to take reasonable steps to prevent further damage to the property after a loss occurs, such as arranging prompt water extraction and drying.
- Trash Pump
- A high-volume, engine-driven pump capable of moving water containing debris, silt, and small solids, commonly used for large-scale flood water removal where a standard submersible pump would clog.
- Extraction Wand
- A handheld tool connected to a truck-mount or portable extraction unit that applies suction through a narrow head to remove water from carpet, padding, and hard flooring.
- Weighted Extractor
- A water extraction tool with added weight that increases downward pressure on carpet during passes, improving the volume of water removed compared to a standard extraction wand.
- Restoration Industry Association (RIA)
- A professional trade association representing restoration contractors that provides education, standards development resources, and advocacy for the cleaning and restoration industry.
